We provide regular monitoring of your second home or occasionally your main residence. We open and ventilate all the rooms, we check that there has been no attempted break-in, that your installations or the alarm are working properly... in fact, that everything is in order at home.

We offer you a complete package adapted to your needs to manage the routine maintenance of your property. And you will receive a report with photos or videos after each intervention.

* All packages are based on standard accommodation up to 100 m2 on Biarritz, Anglet or Bayonne. VAT not applicable, art. 293B of the CGI.

Our area of ​​intervention for the guarding of secondary or main residences includes the municipalities of Biarritz, Anglet and Bayonne.

A road expenses extra is added to the basic package for accommodation in the surrounding towns located in Bidart, Guéthary, Saint-Pierre-d'Irube, Arbonne, Arcangues, Bassussarry, Boucau and Tarnos.

We provide regular visits (1 to 4 times per month at your convenience) and carry out a range of tasks during each inspection to monitor your property : 

Checks

• ​​​Inspection of exteriors: fallen trees, damage due to bad weather, condition of fences, etc.
• Verification of no break-ins or attempted break-ins (gates, fences, shutters, etc.).
• Checking the opening and closing elements of the house (locks, doors, windows).
• Checking alarm systems.
• Ensure the proper functioning of the electrical network, water circuits and electrical appliances.
• ​​​​Mailbox check and mail forwarding.
• Key custody and management.

General condition check

• Ventilate the house and open the shutters.
• Room-by-room interior inspection: humidity, mold, leaks, electrical failures, anomalies.
• Control of heating, air conditioning, dehumidifiers.
• ​Checking the operation of electrical equipment and household appliances.
• Inspection of your property after bad weather or weather alert.
• Alert for any malfunction, damage or degradation.
• ​Control and readings of water and electricity meters.
• Watering indoor plants.
• Inspection of exteriors: swimming pool, garden, shelters, etc.

In addition to these regular inspections, I will be your trusted man on site to ensure the stewardship of your property during your absence and to intervene punctually at your request.

A la carte services (beyond the Guarding subscription)

• Urgent intervention on request.
• Inspection of your property by us after bad weather or weather alerts.

• Welcoming craftsmen, validation of passage for work and photo reporting.
• Monitoring and coordination of external service providers for exterior maintenance (gardener, pool maintenance, etc.): mowing the lawn, collecting leaves, weeding or small pruning of shrubs, cleaning of terraces and paths, cleaning of gutters.
• Monitoring and coordination of external service providers for interior maintenance: major cleaning, laundry, window cleaning.
• Management of annual maintenance operations (maintenance of chimney, stove, boiler, filling of fuel tank, delivery of wood, etc.).
• Preparing your home before your arrival on vacation (ventilation, managing the housework and laundry, turning on the water/electricity/hot water tank/heating or air conditioning, connecting electrical equipment and household appliances, cleaning and setting up garden furniture/barbecue/plancha, delivering groceries, etc.).
• Winterizing after your departure (housekeeping management, laundry management, storing summer furniture, putting electrical equipment into winter mode, removing trash, completely closing the accommodation, etc.).

This caretaker service is also offered for your main residence in the event of prolonged absences (going abroad, long vacations lasting several months, etc.).

After agreement on the detailed proposal, we establish an annual subscription contract while billing is done on a monthly basis.

Attractive tax advantages

Did you know that it is also possible to benefit from the 50% Personal Services tax credit for the caretaking of your second home ?

To obtain this tax advantage, you simply need to reside in France, declare your income there and employ a worker at your home.

House sitting is one of the personal services that gives the right to a tax deduction of 50% of the amounts invested. In addition to the service that HOME de Confiance will provide you, you will also benefit from tax relief on the amount invested for your peace of mind!!!

If you are taxable, you benefit from a tax reduction of 50% of the amounts paid for personal services, up to a limit of €6,000, i.e. an actual expenditure of €12,000 per year maximum. This ceiling can be raised depending on your age, your family situation, a disability or the number of children you have in your care.

If you are not taxable, you can benefit from a tax credit of 50% of the amounts paid in personal services, if you are an active person.

To benefit from this tax advantage, you simply need to pay the amount of your house- sitting service each month by Universal Employment Service Check (CESU).

Of course, if you do not wish to or cannot take advantage of the French CESU system, you can simply pay for our service by bank transfer. All you need to do is inform us and we will send you a service invoice for payment each month.
